What makes cooperatives special
Housing cooperatives are non-profit associations that provide affordable rental apartments to their members. Unlike commercial landlords, cooperatives operate on a cost-rent principle: rents only cover the actual costs of construction, maintenance and administration – without a profit margin. As a result, cooperative rents are typically 20–30% below the market average.
In Zurich, Winterthur and many other Swiss municipalities, roughly one in four rental apartments belongs to a cooperative.
